- We in Arizona utilize the Unrepresented Seller Compensation Agreement. Which basically informs the seller that they're going to have to pay you for the fact that you brought them a buyer. Typically you can charge whatever percentage you're used to.

- All my land deals I've done have been with cash. I know you can use a lender but it's definitely a niche program not everybody has.

- I believe the buyers agent will typically put the title company that they prefer on the purchase contract.

- You most likely will have to have a surveyor go out to the lot. This technically is your buyer's job but if you can recommend a surveyor then that'd be best!

- The only inspections would be if they wanted to hire someone to check the water connections and utilities if any. Other than that, it's really up to your buyer's own due diligence.

- Just make sure they look into the mineral rights of the land. They may own the land after they purchase it but they may not have ownership of the mineral rights. This could be vital if let's say they found rare minerals under their lot. Then they own the minerals and the rights to them.

- If they do it themselves, they could use a bill of sale I believe, it would just have to be recorded within the county. And the easiest way to do that is through a title company.

Ask your mentor these 2 questions:

What would you do if you were me? 

AND

Who do you know that I should know?

Then simply follow their advice! Sounds like with 18 years in the business they should have some sort of an idea with what they're doing! Just replicate their business and put in long hours... be willing to learn and be coachable!!!

Tucson is a great market for Multifamily. I own a triplex that I'm currently house hacking and once I move out in a few months I plan on cash flowing almost $1,000 per month off of it. And take not that's with a mortgage that contains PMI, and an operating budget of 10% gross rent towards vacancy, 10% towards repairs, and 5% towards CapEx. Hey @Jeff W.! It's cool to hear you're looking to invest in Real Estate!

@Karl McGarvey makes an absolute solid point. Your money is best invested in a multi unit deal where you can experiment with each unit individually and reap the benefits of the hot strategy at that time. A few strategies are as follows:

- Long term rental

- Short term rental: Airbnb, VRBO, Crashpad

- Mid term rental: Furnished Finder

Hey @Darko Milosevic!

What are the chances you've consulted with a contractor to see how much they'd charge for all the repairs?

Once you had a couple bids, you can then come up with a better offer price that will make sense for your cash flow in the long run.
