Hi @Amy Ahearn, I have to agree with @Jordan Williamson and the others that Facebook Marketplace, Craigslist and local Goodwills or similar second hand stores are a really good source, especially here in Fort Myers/Cape Coral. New stuff hits Facebook Marketplace everyday and I believe you can set it so it notifies you of new items to your search.
@Peter Davis thanks for the tip on the Habitat for Humanity, I used to go to one when I lived in Connecticut.

Hi @Jeffrey Paye, you’ll have to narrow down your market a bit. There are huge differences between markets here. Coastal, Portland, central, the county, western Maine etc.

Hi @Andy Verge , not sure if it is the same in Rumford/Mexico area, but here in Lewiston/Auburn we have lots of success with Facebook marketplace. I still post to craigslist and started posting through the Zillow groups too.
@Cody DeLong will definitely be able to give you some insight for up that way!

@Corey Harlow I use Rocket lawyer for all my leases and eviction paperwork. They have a simple process of just answering questions and it fills out the lease.
I like that you are doing your due diligence and getting your finances in order.
Thinking you should stay focused on that along with more reading and hit a bigger pockets meetup near you. At least through the winter. I don’t recommend buying in the winter unless it’s an amazing deal. You start off with the extra expense of heating and snow removal.

I have remodeled several kitchens the last few years and all but one were with standard cabinets from Lowe’s or Home Depot.

Well I would suggest asking them to put in a working sump pump if you put an offer in. Just makes sense. How much water are we talking about? With a working sump pump and dehumidifier you will probably have a nice dry basement of it's not actually a constant stream.

@Elisha Cram I bought a house a couple of years ago and the day after I close the tenant in place said she got bedbugs that day... I of course called my agent and told them what was up and did get reimbursed for some of the costs down the road.
Professionals came in and did treatment for 6 months, tenant stayed 2 months of the 6 then it was empty. We did a total renovation on the place and never saw any bedbugs. The exterminator at the start said it was a pretty nasty infestation, but the tenant did exactly what they exterminator said to do and it seemed to work.
If the pros say its good to go I would be satisfied, the ones I used also had a guarantee if they reappeared.

@Eddie Gonnella - I only have one unit (a single family) that pays for their own heat. I just finished a 3 unit that I have setup for the tenants to pay the heat in the future once I have the heat pumps installed, currently just electric heat.
If down the road for some reason a tenant fails to keep the place warm enough and pipes freeze, I will call a plumber and have the tenants invoiced for the repair. They refuse, evict and find better tenants. I actually find it highly unlikely that a tenant would let a place get that cold while living in it. I am sure it happens, but the odds...
