@Brad Hall Have you been able to find the probate filings &/or heirs of the deceased owners? That's who I would make the effort to find. Good luck, Carol

@Winn Vu - contact the bank where the check was certified. They will have an affidavit for the payee. Also check if there are any fees. Remember, once that check was certified, it became the bank's draft, not yours. Good luck Carol

I'm sorry you are going through this. I would speak to the local precinct. Try to find out what is needed for him to be held for observation at a mental health facility. What is he screaming? Could it be considered a threat to himself or others? Good luck.
@Cara M. - 1.what can it rent for after repairs? 2. how long will repairs take? A 130k mortgage plus 10K in repairs is still only $140K, that's less than a 50% LTV. You should be able to get financing for that. Check with a small Community Bank near you. Sometimes, if it's an isolated incident that causes the bad credit rating, they can work with you. Otherwise you may have to go to a hard money lender - they focus on the deal, not your credit. You should definitely be able to get financing. If you decide to go HML, check out Anchor Loans ( I just worked with Gregg Kennedy - pm me and I'll send you his #) Good luck Carol

@Eric C. - going back to your original question - I am presuming she doesn't have the savings to buy-in for half the pre-owned property. In that case, I'd look to buy something together and leave your already owned property out of it. I would also buy it as a C Corp, with shares divided based on how much each can contribute. My then boyfriend and I bought a 2 family in Queens, NY that way. I had the good paying job and savings, he had the construction background, contacts and savvy. It's very important to keep it a business transaction. The C Corp really cements that point. Best of Luck. Carol

@Jennifer Goddard - not responding because the home owner decided to protect themselves by hiring a professional RE person will make you appear incredibly shady. if you're truly being professional, be professional - answer the inquiry. The worst that happens is they say no or counter.

@Natalie Landry - I wouldn't disqualify just on a Chapter 7 filing, especially since her income is SS.

@Dan Roma - I'm not familiar with the rules in Texas, but up here in NY I would call the Executor/ Administrator of the Estate (s) or their attorney and find out more. Good luck. Carol

@Ericka Grant - in NYC a pole in the yard won't work. We had our gc put a 4x4 pole up on the roof for the dishes to be hung. It's just a 2 family, so both can use it without issue. Access to the roof has to be coordinated with PM. Carol
