@Josh McCullough are you investing in the Jackson ga & surrounding area ? I was curious I , had looked at some properties in Griffin , I didn’t know the market well but I did see that the homes were affordable meaning low entry . I read your profile about the 23 properties you currently have and it looks like your killing it man! I’m inspired to get there one day! 💪

I’m just wondering about how was the first time having to get a house that needed a full rehab job experience. Those type of properties have use to scare me as a new investor, so I was just curious how do most get over that hump & how has it been for you ?

What would be the best way to invest 50k in the upstate Sc market ?  Main focus is to build a portfolio of buy & hold rentals , with a number of doors that will create 5000 a month passive income in the next 5 years . 

Btw I wish there was a upstate forum dedicated to upstate investors lol if it is and I missed it , drop a link

@Jaysen Medhurst so I only have $80k cash at the moment , I would like to BRRRR so I can grab my money back, and reinvest again , how would you go about utilizing that capital , as far as investing? Would you move into a more affordable market ? What price range homes would you look for ? What kind of rehab cost would you look to do with only $80k ?

@Jonathan Lyford I based the arv off that most properties in the area are selling for $150k , so I used $125k to be conservative. 

The rental income is based off what the average rent would be in the area, I used $1250 because it’s conservative as well. 

I didn’t factor any holding cost because we were paying cash so the only holding cost would be the money from the opportunity cost from not getting rent. 

@Anthony Vicino my goal is to brrrr something 80k & under for cash, do minor cosmetic repairs , add value, put a renter in it, refinance & pull my cash capital back out & hopefully cashflow $200/door then go a repeat again& again 

The particular property was one I made up but Is like most of the properties in that area
