@Jake K. I am also a newer investor and want to encourage you to keep on the path and really think about your motivation for getting into real estate. I would recommend attending as many local REIA events as you can, talk to new people at the events and acquire as much knowledge as possible.

I've personally found value in the PRO account using the calculators that BP has created for use.  Being able to run unlimited reports on properties and having a running history has been helpful.

I don't think you'd be near the 1% rule for a rental property with that deal.  What is your estimate on rehab costs?
