1. How much is the owner asking?
2. The address and property description, so you can run your comps...
3. Find out if they know of any debt the house has. With these three things, you should be able to tell pretty fast. But like you said, you'll never know for sure until you get to the property.

What is he looking for?
Where at?
How much does he want to invest?
Does he want a package deal or single deals?
Is there a timeframe?
Is he serious or just bragging about inheriting a ton of money?
Just some random questions that popped in my head right after reading your post...
