Amy, you are going to get hit with a huge sales pitch throughout the 3 day event that you will be attending, I know from experience.  Do not be tempted with false promises of easy financing, or access to "my network" of deals and lenders.  That being said, there will be some good basic info and concepts provided as well.  These same concepts are available in a variety of RE books on investing.  

I went to a 3 day seminar a long time ago and took some of those concepts and have tried to build upon them.  I recommend attending local meet-ups and getting out and knowing your market.

I agree with Sean.  Breck is a great area to look into, not nearly as expensive as the Silverthorne or Vail areas, and still daily close to most of the major ski areas in CO.  I've looked into cabins just off of Highway 7, and there seems to be a reasonable market of properties there.  Good luck and happy boarding!

 Welcome to BP Rick!  I'm sure you will find many great resources just as I have here on BP.  You've moved into a great area for investing, Pueblo and Colorado Spings are great markets.  I do not have as much knowledge in Canyon City, but just like everywhere else deals are out there if you look hard enough and are ready to hustle.  Good luck to you!

I agree with the pother posters in response to this.  Being a practicing RE professional, I would never go about a closing without a title company.  It leaves too many things to chance, $900 is pretty steep for a property that selling for $45k, so I'd do some other looking around and see what's out there.

I used Kaplan and it was great!  The online lectures for each section was good for me because it allowed me to go back and watch again if I missed a concept.  I also passed my first time through, which is rare for a lot of people in CO from my understanding.  

I also agree with the other post saying that most things you learn in the licensing process does not apply to real world real estate.  So pick a school that seems to fit for you and go for it!  I've also used VanEd in the past for some of my CE requirements.  Hope this helps, and good luck!

 Jeff, I used Kaplan Online schools to get my education.  May not be the cheapest around, however they have a great success ate of people that pass their exam the first time through.  I've also used VanEd in the past for some CE courses.  Good luck with your test, and if you have any questions feel free to reach out to me!

 Welcome Michael to a great resource and a great community with BP and Co Springs!  I live just up the road in the Denver area, but used to work full time in the Springs.  I'm sure you'll love living there and making a great career in investing.

Be sure to listen to the podcasts on iTunes as well!  They are a great source of inspiration and motivation if you are just getting started.

This is clearly a polarizing issue for debate with strong feelings on both sides of the issue.  Speaking from a RE professional side of the issue, I have to agree with both Lynda and Bill.  Even for listing properties where marijuana has been in use creates a smaller buyer/tenant pool.  With it being legal in CO for persons over 21 to possess, I will always recommend my clients clean up all materials relating to usage as well as if there is any smell left over to have the property cleaned.  Having been in multiple homes where the owner uses, as a non user, there is always the left over odor much like cigarette smoke.
