Oh, and get a different agent.  I be damned if an agent gonna hold me back.  I drag mine all over if deal right.  They making money off this they better be there with a smile and a list of properties that meet my criteria.

you planning on keeping current house or selling. If selling can probably still get another FHA loan. If keeping current house, refi property asap to get off books then can get another FHA loan. Hopefully you have enough equity in home to refi and keep payment low enough to cash flow as a rental for you.

Price sounds fair if he removing old door and hauling away too.  I would expectcost of 150-200.  Can always do yourself to save money.  Do you have other work needs done that maybe you can package up together get a better price by giving contractor more work to do.

I would thank them for the notice that they will be terminating their lease on August 1st and wish them well.  Gonna be problem tenent so get rid of them when you got the chance.

If you going with another laminate or vinyl plank flooring you won't have to worry about dog scratching them.  I have both products in my personal house and a 130 pound dog that runs around like a puppy so have a fairly good test subject.  I would rather just replace now and be done with it so be quicker to get back on market later.  

As for cooktop I would replace stove.  Neighbor of ours broke his just a matter of time until gets worse and falls in.  Again the easier to do now thought process.  You know it will end up breaking on some major holiday and since was already cracked it will become your issue.  Put new in then add to lease that appliances provided in good working order and tenants responsibility.  One less problem to deal with

I love to hear what others have to say.  So far I stuck with 20% down loans.  If you found a 15% down that good.  My question is do the fee's or interest make it more costly in the long run to do smaller down payment loans as opposed to coming up with the 20% down payment.

Go with the range.  I used my stove all the time when in college, how else you going to cook a pizza!!!  Seriously, put a range in and be done with it.  Cheaper and much better.  Fire can happen on stove top easier than in oven so not going to save you any sleepless nights by not putting it in there.

I would look into turning that 120k into 4 or 5 more properties that cash flow an additional 2-2.5k a month, thats where you missing the boat.  It Will take you a 100 months to get your 120k back with just one property, more properties a fast return.  Thats just the way I look at it.

Trim up the tree or cut it down.  I rather be friendly with neighbors than adversarial so if something serious ever does happen you have an allie not an enemy.  Also you might want to check with your insurance agent but I believe your tree becomes your problem but have had no experience in this matter before.  Sure someone Will correct me if wrong on this.
