I am purchasing a multi family in Carroll County closing in 3 weeks. 1st floor tenant was sent a certified letter to move out of property. What are my options if he doesn't move it Thanks

@Christine Nieva 3.5 origination fees and 12 %interest are good rates for first time flippers. Did you ever use Lima one capital? I am getting ready to close on a property in Maryland and looking for HML.

Any other recent information on Lima one? I was pre approved for a HML with them about 45 days ago but i backed out of the deal because there was a run up on the property and it went past my numbers. I have a couple other ones i maybe moving forward with and may call them back. I was intrigued by there 10% skin in the game and am looking for similar ones out there. Properties are in Maryland.

May be picking up and Investment property in Westminster MD. 2 family house, first floor is currently rented and the second floor needs rehab. First floor is section 8 paying almost 90% of the current rent, tenant takes care of the rest (under value from what i have read and heard). Should I ask tenant to vacate and start fresh with both floors at market value? Or hang on to 1st floor and maintain month to month while I rehab second floor? 1st floor could use paint and very light rehab. Thanks

Mark Kirincich I have an LLC set up in md and own a property in PA Harrisburg. You can fill out some out of state ppwk to have your LLC approved to function in PA. Process was very simple, can get everything off state of PA website. Good luck with your investments!
