There is a lot of discussion of the revitalization of Newark. Any specific areas in Newark that anyone would recommend to buy distressed multi family and rehab to buy and hold?
Is the consensus that Paterson is a D class market for buy and holds? How about towns that border it, Woodland Park, Pasaaic, Elmwood Park, Wayne, Haledon, Prospect Park? I am interested in acquiring buy and hold properties in that area.

Welcome to BP! You have come to the right place for buying an investment property. If you have not already done so, you should make sure you are qualified for a loan through the bank. Ideally 30 year is more common for cash flow and leverage but that all depends on your numbers and the kind of property you find. You should have 20-30% of your cost for the ideal property you want as well as a good real estate agent looking for property for you You will find many knowledgeable people on the forum from North Jersey.
