Thanks for the update!  Life events and process of selling my primary business has monopolized my time. But decided to look into Vegas! Really wanted to get something near our other property, but no supply whatsoever.   Any recs on neighborhoods for fourplexes? Was looking around the Arts District and Summerlin.

@Joe Fairless I was nervous about buying property that I never see in person, but encouraged that I could still be on the right track 

With only one SFH to my name, scale-ability was definitely an issue. This show pushed me to stick to my criteria and go for the multi-units.

Also, really excited to use the knowledge about researching a city's economy (especially if it's dependent on one company/industry) before going into further inquiries about the properties.

@Joe J. It was a really eye-opening experience! We were turned to it when my husband bumped into an old friend at a BP meet up we were hosting. He had a team set up out in Independence, Missouri so we started talking and he walked us through the whole process. Because we trusted this friend, we signed a turnkey SFR after about 9 months after the meeting. We did have a bit of a hiccup first couple of months after signing where the tenant refused to pay rent. We got them to leave and now have an awesome tenant for better rent. It is difficult having to make decisions without seeing the property first hand, but I trust in the art of due diligence enough to want to make more of those kinds of deals. It does take a lot of digging to find those that match cash flow expectations but they're definitely out there.

@Terry Lao Yes, Raiders. Were thinking Vegas might be close enough and with them going into town, rental options might be great. You're right..making the decision: cash flow, 15% ROI *crossing fingers*

I strive for the days where I can lay down wisdom like you all and have plenty of 2 cents in my pocket to give out!

@Andrew Johnson Our game plan was to go for the stable cash flow multi-units in midwest and try to get 10 doors by end of year. Then, we came across some pockets around SoCal that piqued our interest like the new stadium coming in Hollywood Park and Long Beach where there still seems to be good deals floating around. But if we did anything in those areas, it would tie up our capital for a while and leave little room for flexibility when the next downturn does happen. 

I think I'll focus my energy back to OOS and stick with the original game plan. The shiny and glittery lights of LA keep derailing me..thanks everyone for your advice.

@Stephen Masek Inspired by your reach and work! I've been a bit weary of investing in multiple states because I wanted to really know one market as much as I could before moving over to another state. But I guess you have to go where the deals are.

@Michael Lucero thanks for the input. Coming up on some free time for the next two months so excited to go to more REI meetups!! Definitely not into the speculation game. For the long term plan, investor role is the way to go...thought I would learn a lot from being a landlord so I wanted to go through it to some degree, which left me the dilemma of wanting to invest locally. Gahhh SoCal..why are you so expensive?!

@Andrew Johnson We actually are holding out on buying our own home in California. We are still relatively young with no kids so we wanted to house hack a 4-plex with FHA and 203k loan. We are still dreaming. We haven't looked into commercial properties out of state, limited our searches to max 4 units. Will definitely broaden our scope. Thanks for your input!

@Christine Kankowski Have not looked in those areas yet! I was concentrating my search in Long Beach and Inglewood, but the low supply is pushing my boundaries out towards Riverside/San Bernardino. Will definitely look into  Temecula! Thanks! I guess I was struggling with the choice of should I build equity first or cash flow.
