 I also have a question regarding Christopher's situation.

Using your real life example Christopher - If your SFH is worth $150K, if you were to cash out and refi. (approximately 75%), the most you would be able to cash out would be for $150K x .75 = $112.5K (assuming you bought with cash).

My question then would be, since you did not purchase cash but have $100K in equity, would the bank allow him to receive a refi. for $62.5k ($112.5k - $50k he owes = $62.5K)?  Does this scenario makes sense?

@Com M. thanks Com. I’ve been in contacts with PMs and in the process of interviewing them. One has told me that they use bildwise but can’t find too much information about them. Appreciate the feedback!

Hello BP Fam!

Quick and simple intro. I am an out of state investor that just put a house under contract through a wholesaler. They assure me that the property needs very minor fixes ($10K) to bring the ARV to 120. My purchase price is $80K. I am looking to find a credible contractor that could do a walk through to see how much work this place would really need. Hope this awesome community can help refer someone.

Two houses down, the house looks really nice inside, but is about 300 sq. ft smaller and sold last year for $120K. Just need to know what needs to be done in this property to sell for that or more. Thanks in advance!
