@Elizabeth Martin seasoning could be the challenge. While FNMA and FHLMC allow you to refinance in 6mo most DSCR outlets have a 12mo seasoning period to pull equity.

@Pat Ross you're in a bit of a jam my friend.

FNMA and FHLMC allow you to refi after 6mo seasoning, but your hamstrung by income. DSCR would work for income, but they require 12mo seasoning. Got an uncle who owns a small community bank?? I think you've got some time before options will present themselves.

@Quaid Cde Baca give me a shout and we can go through a quote. My smallest note last year was $28k and it carried the same fees a $280k loan would.

@Greg Carley is keeping the note and deed within the LLC imperative? There are some options I could present keeping in the LLC, just not as advantageous.

@Tristen Yarborough in general down payment requirements are established by Fannie Mae and Freddie Mac. As little as 15% for a SFR and 25% for 2-4 unit. Let me know if you'd like to connect and discuss further.

@Gregory Stys I'd love to help out. Unfortunately you're going to be capped at 70% which is the guideline established by FNMA & FHLMC. They've got the best offering and so everyone is going to abide by their rules. You might find a Non-QM option or a small bank that would go a touch higher, but I'd guess there's a tradeoff in rate/costs.
