My question is, would you do this deal as a first time investor? Do you think house hacking is viable in this market? 


Great deal. Sounds like they are buying a duplex with little money down and cash flow when you move out.

@Leslie Chapman The majority of owner financing deals I come across are asking for 20% down.

I don't know anything about Columbus but here in TX you should ask your realtor to pull comps for you and come up with a valuation. Take that to the county tax office to protest your property taxes. You want proof that they overvalued your home.

Personally I don't worry about rental insurance. I might be wrong about that but I don't see it as an issue.

I don't think being an agent will help you achieve your goals. I think managing contractors or flipping might be a better option.

 It looks great! I've found good success with putting a QR code in the pictures for a video walkthrough. I think it helps people see the layout of the property.

10% of my tenants are traveling nurses, 70% are relocating to the area. I wouldn't rely solely on the nurses, although it may be lucrative for many years until we get more people entering the field.

Good idea if you are modeling after Jesse Vasquez and have a B2B business with deal flow. If you are just listing it on Airbnb and FF it's not worth it.
