The answer is NOOOO. There are no amount of hours in a classroom that can prepare you for investing. The best way is to talk to colleagues here and to use that money to invest in your first deal instead. Trust me, as hard money lenders we come across investors all the time who have taken course but nothing prepares you like doing a deal.

I would recommend going to a local Real Estate Investment or "REIA" meeting for a more hands on approach. I know Jacksonville has a couple. In this industry meeting new real estate professionals is key!

Another great way to profit from real estate, and defer income taxes, is to buy and borrower through a Self-Directed IRA, such as those offered by Advanta and Nu-View. And, of course, you will need a hard money lender who will actually make loans to your Self-Directed IRA. Some HML like us offer a non-recourse loan

I personally am not familiar with the Market in Tampa.

However, based on my experience with the South Florida Market I've found that if a property's story sounds too good for the price, it usually is. I find that in any market I just takes awareness of what is realistic and what is a money or time pit. 

Getting your hands on 2 successful deals as a beginner is really a great accomplishment! Just keep up the good work!

In Real Estate, like in any other business, knowledge is key. Taking the time to educate yourself prior is very smart, however in my experience some people spend a lifetime educating themselves and don't seize opportunity. I strongly encourage you not to make this mistake. 

Another crucial component is having a network of real estate professionals readily available. Certain people have different refined skills that others don't and the other way around. We've been in this industry for 25 years and would love to work with you in the future.
