Hi @Phil Bottfeld the first deal is always the hardest making a $15,k profit is a really good start. One thing that I have noticed is that HOAs in condos and townhouses eat at your profit.

Hello @Fabian G., when it comes to wood frame it depends on the year it was built. If the property was built after 1992 it's fine since Hurricane Andrew changed the way wood frame houses were to be built from that point on. 

Also , take area into consideration. Meaning, if the property is the only frame house around all CBS properties I'd advise against it. If it is a mix of Wood and CBS or predominately frame you sound be fine.
