What areas in particular are you looking to start? What type of property are you looking to work with first?

The rate at which you can flip that property is definitely going to take longer than a property with an ARV of $200-300K. And very few people who need 6 bedrooms in that price range rent compared to a smaller property as well but if you take holding cost into consideration and there is still a healthy room for profit.

Here's an idea...

Perhaps you can get them to sign a specialty warranty deed when you get them to sign an initial contract. I would speak with your attorney prior to doing anything but that is an option. 

At the very least if this works for you, if they default you save the cost of foreclosing and have control of the property immediately.
