Hello investor, do you have a name that we can call you by? Welcome to BiggerPockets.

Are there any cities in the USA that you are familiar with, by familiar I mean that you have visited or preferably lived in? If so those are the best places to start. You really need to know the town you are about to sink thousands of dollars into to purchase property.

Hello Mike, welcome to BiggerPockets. It's usually hard to find a good deal, usually you have to put some leg work into it and "make" it a good deal. Many times people are willing to take much less than they are asking, especially if the home is "stale" or been on the market more than 6 months. Check out our Rehabbing and Flipping forum, there's lots of great information in there.

I'm not sure I understand this, why don't you have to pay electric on a SFH? I always have at least a small electric bill between tenants.
