Welcome to BiggerPockets.

Usually you won't find a deal on the table. You'll have to work your connections and create a deal to put on the table. Most of the time when a good deal hits the table it gets snatched up by a contractor or Realtor before you even see it.

Keep studying and making your connections and you will land a sweet deal.

I think you should call a HVAC/ Mechanical person as soon as possible. A gas pilot light that won't stay lit is not something you want to mess around with. You could end up with dangerous levels of CO in the building.

Mark,

When you sell you have to disclose them. Other than that I would look for someone that wants the oil and sell it to them for 10-20 cents less than the going rate per gallon so you get them emptied and don't have to worry about a leak in the future.

There are many other things to base your judgment on. A criminal record for one is more important to me than bad credit.

They're renters most of them are renters because they have bad credit and live for the moment and don't think about the future. I have found that the ones with good credit usually don't stay long because they are only in the area for some education or they are on their way to buying a home.

I also try to scope out their car to see if they keep it clean inside or if it looks like a rolling McDonalds dumpster. Low income is not an excuse for not keeping your car clean inside.

It's just that the reporters in your area are brave enough to tell the truth. IMO the whole country has been in a depression for a year now. Our local mall is probably going to be looking at a 30%+ vacancy rate by June. Our strip malls are loosing the anchor stores and all the small spaces are vacant and have been for some time now.

It doesn't really surprise me but the thing that bothers me the most is because it's a congresswoman making the statements. The really scary thing is she's from the branch of our government that makes the laws.
