I ran an application and found an eviction report on someone with the same name in my area. Does anyone know, if I call the courthouse, can I give them the DOB or last 4 of social to get them to confirm if it's the same person or not? I have the file number and the file date.

I third getting a licensed electrician to do it for you. They should have it done in less time than you would spend surfing the internet for the answer. Plus it'll be done right and they have insurance if they mess up.

I like many other here mow the lawn on apartment buildings and the tenants do so with their own equipment on duplexes and smaller.

In my area nothing at market price will cash flow. Most market rate numbers work out to around 150k purchase price per 1k/month in rents. You have to work a really good deal to get a property in my area that will cash flow.

I think that would depend on what the rules are in your area. Is there a HOA involved? If so you need to check with them. You will absolutely need to check with zoning and your permit office. Why don't you want to go through your GC? That's typically what a GC is paid to do so you don't have to mess with it.
