The other issue would be if you run the sink in your bathroom to get hot water, with a traditional system turn on the shower and you only have 6-10 feet of pipe to heat up. In a home run system you can easily have in excess of 25 feet of additional pipe to heat up. Not to mention heating the entire manifold. I'll check with my RESNET guy next time I talk to him to see what he says about it.

Good cash flow is needed if you hope to continue growing your RE empire. If you always calculate for positive cash flow you can buy just about as many properties as you feel comfortable. If you buy properties with a negative cash flow then you can only buy as many properties as your finances can support. Then if you run into problems with your job or medical issues or some other unforeseen circumstance your REI will come to a halt.

As far as I know landlords are not required to provide appliances. However most tenants I've encountered don't own big ticket things like refrigerators and stoves. Plasma TV's are much more important to them.

This is why we don't allow smoking in our buildings. So far all of our smoking tenants have been good about going outside to smoke. I hope it stays that way.

I strip the paint off of them with a drum sander then put 3 coats of poly over them. They look great and attract better tenants. If the tenants beat them up a bit I just throw another coat of poly over them when they leave. It takes about as long as it does to mop the floor.

A bat with rabies won't make it through the winter, they typically die within a week of getting the disease. Don't kill them or wake them over the winter, they are quite valuable to our ecosystem.
All the bats will leave when it warms up, they are just hibernating there. You need to find the place they got in at and attach a mesh screen over it leaving the bottom side a bit loose (and make sure it overlaps the wall) so they have to slither through the mesh and the wall to get out. Then when they try to come back in they can't get back in because the meshing is covering the hole. Once you are sure all of them are out repair the hole correctly.
On a side note you may want to open the bottom of the bay they were in to get the guano out. Don't throw the guano away, sell it on ebay, it's worth some nice money if you have a good pile of it in there. You could also post an ad on craigslist there might be someone local that wants to make a bat box and they will need the guano to get it started. If they're local enough perhaps they will attract your colony.
