I agree with Diane, I would consider replacing the entire window. for twice that in cost you have a new window and your replacement time won't be that much more.

Welcome to BiggerPockets Patrick. It's great to see young people interested in real estate investing. Keep reading up on the book you have and the ones mentioned above and read them over and over again until you truly understand why the authors are saying what they are saying.

If you get a grasp on that before you are 20 you will be ahead of many 40-50 year olds when it comes to creating wealth.

You throw out locks each time a tenant moves? I don't throw them out. I have all the same locks and I have about 8 extra sets and I move them between buildings and apartments. That way a lock is out of service for about 2 years before it's back in service again and then it's likely to end up in a building the last tenant with that lock knows nothing about.

Hey you know that's not a bad idea.... a National "GO Zone". I just saw an article on CNN today and it was the first time I have seen a major news company mention the "D" word.
