Is your agent familiar with an escalation clause? If so, they can be pretty powerful when in multiple offer situations. Not sure if a bank would look at an offer with an escalation clause, but wouldn't hurt to have your agent ask.

Tenant has been in place since 2014 and does not want to move! The home features a 2 car garage,

partially finished basement, dining room, and an enclosed front porch.

The Mgmt company I work for could handle your properties for you. Right now we manage around 300 properties throughout Cuyahoga County and are growing rapidly. We make everything as simple as possible through our online software system where tenants can pay rent/make maintenance requests (which you can login and see as well).  Our rates are very competitive and we don't charge a "startup fee". Tenants want to stay long-term. UP unit has been nicely rehabbed. DOWN unit has around 3 windows that are cracker and need repaired, new cabinets/counter-tops, and possibly carpet in the 2 bedrooms & hallway. New pergo flooring in kitchen & dining room. Contact me for more details!

@John T. I'm a property manager in Cuyahoga county and our management team manages around 300 properties and growing. We have an office manager who takes care of all property bills, an accounting team, and us as property managers can focus solely on managing your property rather than leasing, as we have leasing agents in place whose job is solely leasing our vacant units. We use an online software system which makes things easy for you, the tenants, and us. All rent is paid online through our tenant portal as well as any maintenance requests. Towards the end of every month we'll also send you a statement breaking down income/expenses. If you wanted to take care of finding a tenant and taking care of the rehabs, we may still be able to work something out. My names Dan and I've been licensed for 5 months. I'm coming up on a half-million dollars worth in sales so far and am very motivated on building my business! I work for Keller Williams Greater Cleveland Southwest out of Strongsville. I'm very motivated on building my business and am looking for an investor who I can help with finding deals/buying/selling. I started listening to the BP podcasts 6 months ago when I first started getting into real estate, because I eventually want to get into investing myself 5 or so years down the line!
