@Jesse Whitney-Blane Yes, but it's $600/mo per property rather than $300. Only $300 per property if they go vacant in the first 6 months.

Still available and owner adjusted the terms to the following:

4226 & 4229 Stonehaven, Cleveland Heights. Both are SFR and occupied at $1,100/mo per property with tenants paying electric and gas.

-$15k down as option money with a $140k purchase price. If you exercise your option to buy, that $15k will be credited towards your purchase. If you don't exercise the option to buy, the seller keeps the $15k.

-Buyer pays the seller $300/mo per property

-If either unit goes vacant within the first 6 months, the owner will lower the lease payment to $300 until you find a tenant (again, has to be within first 6 months)

-Owner pays insurance for both properties and taxes for 4229. Buyer pays taxes for 4226 ($3,240/yr)

-The owner will split maintenance costs if the repair is $500-$2,500
