Almost all are still neg on cash flow with 25% down but we should be hopeful!

i second Killeen, Copperas, Kempner, Waco, Temple areas. There are still low cost of entry deals up there

Also, keep in mind that very very few properties will cash flow off the MLS with 25% down unless you step outside the city some.

depends on location but most people want a 4/2 so that normally requires a 2 story unless the bedrooms are small

My #1 suggestion is to "GET LIQUID/STACK CASH" and be ready to make offers

#2 Get intimately familiar with Loan Assumptions/Mortgage Wraps

Austin is too tight of a market for most investors right now. I would look outside of Austin. Also, you need to post some actual goals.... IE. $200 per month net after PM cash flow or max 50k down/$200 net per month, etc...

I would assume you will have some renters taking advantage of the circumstances and price it as such. Always be aggressive on offers. Just do it respectfully so you do not alienate anyone.
