There are many talented investors here. Austin is a very sophisticated RE Investor market compared to most other places in the Country.

What type of down pmt do you have? You may be able to find an owner finance deal you can buy and then rent out some rooms to help with pmt

Austin is not as good a market as the outside suburbs. There are still good off market deals here but i would look at all the areas around Austin up to Killeen. 

Make sure you get you get prequalified for the purchase with a great local lender.

Approach the owner with a short term seller finance deal. 

Full price offer if value is there

5 yr note with 10-15 yr amortization

5% interest (they will probably want more than this)

15% down on each or whatever they want
