@Naz Hossain find a mentor in San Antonio to review this. There is no way to know if this makes sense without people visiting the property, looking at ARV Comps, your budget and current active/pending listings in the area.

Good contractors cost more and are booked up in the Centex area. Although, there are some exceptions.

Austin is a very congested RE Investor market.... It will require physical work to be successful.

I would not do that. Dual agency is a flawed concept in many ways. Negotiate the deal your self or hire an agent and give them $500 to represent you.
