If you can qualify for another purchase you may want to look outside of Austin for a property to buy outright with your funds. Alternatively, any and all strategies will work depending on your goals.

depends on property and mgt company....
If you find the right property, tenants and management life is good. If any of those are out of sync things can get out of whack.
There are still opportunities in Austin and the surrounding areas to be had.

@Amy Fulbright Just about everything question you have can be answered by a local mentor. Avoid big cost clubs and training. Find a local guy/gal and pay them for their time. Offer them $500 +/- to be on retainer for you. That will get their attention and they will have a vested interest in seeing you succeed.
