Affidavits of heirship, probate, etc. Get with a title company with a FT Attny that can work through this for you.

I've used buildium for years, not for MHC but it is still robust. I have never seen a software package that does everything you want.

Get an appraisal, potential future value should be valued on present terms. it is always discounted.

i would think of appreciation minus cost of sale/closing/inspection/repairs not in absolute terms

I like the idea of becoming an appraiser if you plan to do REI full time as a career. It will take awhile to get the license but if you have the time you should go for it while keeping your W2.

hmmmm, that is a tough one dude.... Most people will not like that because they know you will turn into competition later. I think it is still possible but not common practice.

Stay within driving distance of your home. You will always lose money trying to rehab out of state properties without a 100% trustworthy manager on site.

Hard pass unless they can do many months of prepaid rent and sec deposit. rents should be the last part of lease not the first part so they still need to pay monthly up front.

You can only use private/hard money unless you get a specialized rehab loan from fha or similiar
