I was just taking my dog to the park when I saw this!

I just couldn't keep the guys name on there and feel good about myself posting it online, but also couldn't help but share...

Anyone else do this to their terrible tenants?

Post: Rent is current. Tenant wants to renew. I won't. Am I nuts?

When I first leased up my 6 unit building in 2009 one of my original tenants asked me to plant a bush behind his unit to give him more privacy. Being new to land lording, I eventually acquiesced. Biggest mistake I ever made. He always paid on time, kept the place very clean and was always paying top rent but would constantly complain about little things that weren't so much maintenance issues, but things he thought were necessary and that I had a responsibility to install. Yet despite his complaining he would ask to renew every year. Last year I finally called it quits after he got to the point where he wouldn't allow repairs unless he was home, which meant weekends or evenings since he wouldn't take time off to be home. I asked to meet him and told him I thought it would be best for him to find a new place when his lease was up in 60 days, that it would be best for both of us. He was shocked and pissed, threatened that he wasn't going to leave or pay, called me all kinds of names, and then when it came down to it, asked for two additional days so he could move out on a weekend. He was a pain in the arsh right up until the end...

If you're just getting started I would absolutely take a look at the Ultimate Beginner's Guide offered by BP and the podcasts. This is definitely the best place to learn anything and everything about real estate.

Hey @Chris L. 

I hang my license with The Higgins Group. It is a smaller agency, with offices in most towns in Fairfield County and the Norwalk office where I am specifically is one of their newer and growing offices. 

I think it really comes down to the specific broker in the office you are looking to work out of that will make the biggest difference. You may need to take some time to meet a few, check out their offices, and see what kind of deal you can work out.

Hey @Kim Handelman 

It was great seeing you at the Fairfield Meet-up last night. I would highly recommend getting your license if you are looking to wholesale deals, mainly because it gives you a lot more options to make money. Most sellers are going to want more for their property than you can afford to pay them to make a good wholesale deal, but if you can turn around and list that property closer to their price and find them a retail buyer you just made yourself a nice commission instead of walking away empty handed.

Hey Eric DeVito I invest in the southern Fairfield County area of CT which is about 45 minutes to an hour from NYC. It is hard to find properties in that 100k range here but if you were to go a little further north along I95 or the Merritt Parkway you may have better luck and only be about 1.5 hours from NYC.
