Well, started handyman business which gave me 💰 snd experience in repairs and evaluating, then bought a few tax liens, and bought a flip next, did all within about 120 days.  

Flip was a 1350sf 3/ 1 1/2, bought at 82.5, put 7 in and sold for 115, cleared 22k for 2 months work, the market was shifting toward buy/hold so bought rental for 44k, took 6 months and 8k, now pulls 1100/mo.  In time added more rentals and tax liens while my repair customer base increased, each income fed the other, now we are close to having no skin in the game as it is almost all tenant or tax lien money that has paid for it!

Key, review the stats of any govt bid site, you will see trends in how often they lower prices and what their acceptable offer is presumed to be.  For example, one site showed a 10% drop every 30-45 days and acceptance of 81% of asking!!!  Time it right and save 29%!

The signs of foreclosures are reappearing in the states I frequent, also many properties were bought by institutional investors, so I expect a huge buyers market on the horizon, if you do it wisely.  Be careful as you ride the wave down...   Make sure you buy with a big enough discount and look outside the traditional market!

I have always been interested in r.e. and later found out it stretches three generations back in investing.  I started with flips, but shifted to buy/hold of distressed properties, that way I have instant equity, do rehabs myself, rent, and have an easy out if ever needed.  Also like tax liens, get houses literally for a few hundred dollars!
