Sandy, your sister is absolutely right about trying to find/buy water in New Jersey. The hoarders were terrible until recent changes in buying items. A filtration system may be a good idea.

Is there anyone here who's done deals with realtors and banks selling REO's where the Proof of Funds is not in your account? I'm being told that the bank want the proof of funds in your own account when in fact people have been approved with funding groups that are not their own accounts.

Hello BiggerPockets members,

I am Daryle the Note Broker/Investor...

I have a small bank tape of 18 Non Performing notes to sell to anyone for a great price. Two of the 18 is an REO property and a Re-performing mortgage note. ALL OF THEM ARE 1ST LIEN POSITIONS and are up to date with info. It totals over 2.2M dollars in original mortgage and the UPB is around 1.9M dollars. Give me a call or message me and let me know that you may be interested and I will send you a copy of the modified tape.

The notes range in prices and mainly are of SFR. A few are multi-family. They are also in several different States. Texas, NY, NJ, PA, Chicago.

FYI/VERY IMPORTANT.! 

YOU DON'T HAVE TO PURCHASE THE WHOLE POOL OF TAPE.. YOU CAN BUY ONE NOTE OR SEVERAL. IT IS UP TO YOU.! THE ASSET GROUPS THAT WORK WITH ME ALL HAVE THEIR DIFFERENT STYLES FOR VETTING BUYERS WHO ARE INTERESTED.! SO, I FOLLOW THEIR RULES AND REGULATIONS THAT I MUST GIVE YOU TO DO CLOSINGS.!

Hello everyone...

I have't been in the BPs in a bit... but always have it in mind... I have a simple question for those who are far more experience in note brokering... as I setup my buy, flix and hold project for the time being.. I am starting to think that brokering notes are drying out... 

May be its my own skill set that's in question... but where are some of the best places (sites) that I can buy note

Hello @James McAlister

I think that the 30 year hard money loan is fascinating... I didn't know that they existed... but since they do, they have to be more easier on terms than the short term HML, don't you thi\nk?..

I've may have access to some brilliant property buys in the Northern NJ area/Multifamily and would like to get my hands on one or two... very low prices but with a loan program that you discribed... 

What are they looking from someone like me to have to get this loan? See my point?...
