I have a similar question on the cost of building basic spec home, about 2000sqft in the Phoenix area. I plan to be the General. The plan is to build and put up for sale. Any feedback from individuals that have completed a recent build and willing to share some numbers would be great.

I'm in the same court as @Kristina Dodson Dupree. Looking to have to finance the entire project as my cash is very limited.
Just starting out and doing all my reading, attending REI meeting and just understanding the process to do my first fix and flip.
Anyone have any thoughts of using HELOC and 401k monies and gap using hard money?
Anything to help reduced the cost of borrowed money seems to be the way to make a profit. I agree the networking is a big part and does take time to grow this network.
Any private lenders and hard money guys out in the Phx area please contact me directly if interested in working with someone new.
