All depends on a case by case basis.  On the whole though, usually the things that need repair and would be the basis for your repair credits are the same things that make a property discounted.  If its a good deal, dont get greedy and lose it, if you feel the requests are warranted, then go for it.

I cant speak much for the Syracuse market but the Buffalo and Rochester markets have both exploded with growth.  Still plenty of good investment opportunities but they just move a lot faster nowadays.   There are plenty of BP members from these markets so probably wouldnt hurt for you out of market people to search some out and make contact, were all willing to help.

No good deed goes unpunished so I would examine the plus and minus on keeping her very thoroughly.   Entertaining saga nevertheless though, thanks for sharing.

I personally have my license and find it beneficial for everything I do, allows me quicker access and to make sure my purchases or sales are moving along on schedule.

Diana,  In all my years as a contractor in Buffalo, I have never seen a catastrophic foundation issue as you describe pop up on 2 years.  Either your home inspector was a complete moron or your new management company is taking a slightly leaking or weak foundation wall and trying to make a major paycheck on it.  

Either way, I would call several of the large foundation / drainage companies locally and have them give you an estimate directly.  The large guys I know of do great work but are always by far the most expensive too so this will give you a ballpark to start with for cost and exactly how bad the problem is.

Holy crap Brian, spider webs look like those fake ones you buy for Halloween. lmao.

While I havent had that much debris like this before, I have had a cat pee house that would knock your nose off.  Lots of demo and Kilz oil FTW.  

Good luck, shes an ambitious one thats for sure.
