Cant speak for the rates of the area your houses are in but the junk hauling companys have to pay dumping fees too so you have their markup on that and then their labor.

Dont you have a property management company taking care of the houses? They should have a contractor they use which in most cases have dump trailers and cheaper labor.

I would also be very cautious about dumping their "junk" and make sure you legally cover your butt on it.

If your getting traffic with no offers, something is turning them off. Your agent needs to hound the showing agents for feedback, while they all promise to give it to you, most are too lazy unless you chase them down right away while its still fresh.

I would hold a well publiczed open house and same thing, work the crowd for feeback. There has to be something that is giving a bad feeling or turn off.

Worked with a professional once on a bats in cabin issue. He closed off all the holes and ways in for them except one, that one he took a stiff fiberglass netting and created a downward tunnel from the hole, this allows bats still inside to fly to the hole then fall down the tunnel and out, others could not re enter.

From the top down, always. Over spray falls down, not up and thus the reason you start at ceiling, if not, you will have overspray dusting on walls and trim. You will still need to cut your walls by hand at the trim and ceiling but whole process is much faster then hand doing everything.

Tip someone gave about back rolling is a must too, gives a better finished look and allows for touch ups. Once you learn control of the unit, you will have very minimal taping and papering.

Biggest hassle with spraying is the cleanup of the units themselves.
