I am a little surprised to see what I'm reading, not discounting at all the boots on the ground and the Wisconsins' residents reports here, but Brie in podcast 132 gave me a different impression. 

Granted all areas have their pros and cons, but to hear that the climate towards landlords/REI investors is changing, is a little unnerving.

I've been working with a landlord/investor for a few weeks now and I've just learned that he was able to obtain an eviction order from the court during the middle of winter. I don't know about you, but that sounds like business friendly government to me.

I have been a little confused by the crime reports, as was eluded to earlier; because I didn't want to purchase to far away from the center city area, but that too has its draw backs as well. 

I'm more concerned with tenant quality and longer-term renters than appreciation, I made my mind up about that a while ago about that.

I received an email from Senior Commercial Capital, the email said that they could fund my deal.

Great question, congratulations on the good news. Glad you both are doing well.

Now, if it were me, all things being equal- I were in your area and knew the dynamics of your market, I would sell the condo, possibly 1031 exchange. 

Purchase a multi-family in an appreciating neighborhood, put some sweat equity in the property refi and repeat BRRRR (overtime).

However I am not sure if a cash - out refi on a BRRRR would void the tax exemption, but I'm sure your accountant does.

House is listed for $310k and we accepted an offer close to asking (cant disclose until it closes).  I think we could have gotten a bit more but didn't want to chance it with the holidays coming.

How much was your total rehab budget, and the spread if you don't mind sharing.

 I believe that they would have,

eventually, been good to close. But, we felt the property was not worth waiting for, in that the market  only supported a few options; a possible flip was not possible based on the data, or us only being holding the property as a rental, which was my primary desire.
