I also invest in Wisconsin, Milwaukee area. There are tons of lenders that will work with you, of course you meet the prerequisite criteria.
20k is good for a down payment on a 60k turn key, as was mentioned earlier; however your will need at lease 3 months in reserves to get your loan funded. So, maybe u are only short about 5k, give or take.
I am a little weary of Green Bay, namely because of the smaller population, but if you know the area, and are from there, then you know more than I do.

I agree Nathan, it is a better use of our time to pay someone for it, not to mention it is a business expense.

Thanks @Brie Schmidt and @Dawn Anastasi For the additional details. Speaking of which, on your podcast Brie, you said that you had to remove tenants because of the condition of the rentals at the time of acquisition; I was wondering if your shared and or covered the relocation cost for those tenants that had to leave, possibility relocated them to other units that you owe.
For example, in my state, the relocation fees/penalties can be anywhere from $5k to $25k or $30K. There is a lot of grey area in between, medical conditions, landlord negligence etc...
A city council in my county just passed a referendum that would require tenants to split the cost with landlord for specific repairs related to natural disasters, very interesting.
