@Christin McKamey Sounds like you are off to a great start. This is a great place to learn more about apartment investing.

This is something I have been thinking about as well.

I'm about to close on a 16 unit property that has a full basement and I am thinking of ways to either get more income from it or provide more value to the residents for their dollar.

I'm looking for recommendations for contractors in southeast michigan, specifically Livingston county.

Rehab of Kitchens and Baths, flooring and paint in 1 and 2 bed apts.

I have a property that I need to get quotes for and need a contractor that is familiar with this type of work.

Any help is appreciated.

We have a signed PA and are working through the rest of the process. Closing is scheduled for the beginning of December. Wish us luck!

@David Oginsky I've seen quite a few duplexes and triplexes around the Eastern campus for sale lately. With an FHA loan you can move in at 3.5% down and probably get the mortgage covered or close to it with a tenant in the other unit(s).

@Sarah Lorenz can probably help you out as she knows the area very well.

I wish I had the resources that are available to you when I was in college.

I have been dealing with the attorney and not the seller directly. I wrote him a letter explaining why I need the things I have requested and letting him know that I want to reach a win-win solution for both parties and he is back at the table. Now I'm waiting to hear if the seller is going to produce all the docs and get this thing going again. Fingers crossed.
