@Eric Braxton Welcome to BP! It's really never too late to start. You have already figured out why you and your wife want to have some passive monies coming in. Now decide what areas are good, if you will be managing or will you be hiring a property manager. Were you thinking a house hacking? If you purchase say a duplex then your housing cost may be considerably lower, then if you wanted you could house hack again then rent out your side and get more cashflow. Listening to BP podcasts especially those giving advise on how to begin is great.

@Geoff Bolton We have had single family build and we have NEVER been told we cannot go by and anytime with or without notice. We have used Turnkey and we have shown up at the properties when they are being rehab'd and were NEVER told we could not see.
I would be very cautious, you are the one buying it.

@Brad Stegall Going to Peoria to interview 2 property managers tomorrow. Closing on 8 unit at the end of the month in Germantown Hills. We normally invest in South West suburbs of Chicago.

@Toby Khan Absolutely, I wholeheartedly agree with @Justin Hoggatt & @Taylor L. easier to remember if your card stands out a little. We ordered a small number, I think only 100. We make sure to ALWAYS keep in our wallets and in the car just in case. Very inexpensive advertising right @Michael Plante? ; )

@D Hoang, that is a very nice SUV, had no idea until I looked it up. Maybe when I retire, right now I don't have the number I need, so not yet for me.

Things I have learned in the last 12 months or so:
Too many people rely on what others say, but don't do their own research.
Love and hold on to our families and close friends.
In Real Estate, don't settle. Stretch you are capable of more.
Enjoy life, you don't know what tomorrow brings.

@Chris Levarek We also had a Toyota Corolla that my husband drove for about 9 years then my eldest son got it and drove it several more years. Gas efficient and got us from point A to B without issues.
We are really not into flashy new vehicles but may get something a little nicer when our truck falls apart.

@Corey Hawkinson Yes, I agree, you don't NEED a truck for investing. We had our truck for a couple of years prior to really kickstarting our investments. Its works pretty well so we also intend to keep till it basically falls apart. It has come in handy I must admit during landscaping and picking up appliances!
