This company advertises heavily for the Connecticut area as well with radio ads here in New York metro. I always say if it sounds too good to be true.... you're probably right.
If you notice the terms and conditions on their website it's says basically they're liable for any performance of the realty investment. The guarantee rents but what about damages and repairs? And it's highly unlikely that the $100k of guaranteed built-in equity doesn't have some conflict of agreement with the people arranging the appraisals.
If it was this good they wouldn't need to advertise IMO.

Just to clarify - you will need some money in the game for most HML's (ranging 10-20% of purchase cost) but you still have that covered above.

Hello @Robert Doidge ,
I would seek out a hard money lender (HML) in your area. You would have very little out of pocket up front on this deal (maybe $1,300 max) and if the numbers are accurate on repairs and ARV as you indicate this gives you an easy deal for a HML.
Check out BP or google hard money in your state. I think there are a few active investors locally that are also members on here.
