Get city inspectors in now, they will kick them out if not liveable. Failure that then go to courthouse and file eviction notice for failure to keep unit liveable. Good luck.

You need to work with only Motivated Sellers by asking proper questions and determine whether this is a Motivated Seller by phone and before going to meet owner to determine if Motivated is a waste of valuable time.

logical answer... you need to find out what's in the course for that fee in writing not her say and do not send any monetary....money to any company until it is verified and do your due diligence.

Maybe the bank has not completely foreclosed on that property. Check to see if owner's name is still listed in the assessor's website and follow up.

Also go to Title Co. and ask for cash buyers lists from the last 6 months of closed sales. Same thing with Real Estate agents. Although must develop relationships with both entities.

If this is from a newspaper with a notice of foreclosure, it should have the attorney's name, address and phone number to call or try calling owner of record for info.

Check all vents, A/C vents, heating vents with plastic sheets over and taped it. Do same thing over all electric wall outlets. Now see what happens...   check your neighbors left and right sides as well as upstairs and downstairs for smell.  I suspect the garbage downshoot is not completely cleaned out, sterilized and needs to be completely sealed off. Good luck with it...

I would talk to your parents and/or relatives working with you signing contracts and splitting a percentage of the deal. Before doing that I would talk to a Real Estate Attorney to set up a contract between your parents and/or    relatives each of their responsibilities to you.    Good luck!  Wow only 14 years old!  Smart kid!
