Never quit your job until you have saved at least min. 6 months of savings. Actually done a min. of 12 deals and have surpassed your actual your working salary per year. Also keep in mind you will be paying your own family health insurance to cover health costs etc...... This is just a starting point..... Good luck!

I suggest to interview Keller Williams Realty. To my understanding it is very investor friendly broker. Try them . Congratulation on getting your Illinois license!

Always try to go with the inspector to see first hand problem to see if it is a real problem.
It may be a minor problem instead of a huge problem. Go with the inspector again.... I will bet this will give you peace of mind in my opinion..... Just don't miss anymore in the future.

My opinion is that you are out of work. Just remember that the Pro Package Membershiis $29 per month. Just be sure to pay all your other expenses first before doing this.
All I can say is if you can afford this extra expenses. I don't think any of us are in a position to tell you how. It's your decision tho....
