I think in Florida, you need to be licensed in order to do any business in real estate, especially wholesaling. Just ask someone more familiar w/ Florida Laws in state of Florida.

I'm from Illinois.
Need copy of Purchase and Sale Contract for wholesaling purpose. It must have "and/or assigns" clause and also must have "Assignable Contract: Buyer may assign contract" verbiage in the contract.
Also need Assignable Contract that states "1/2 deposit to investor (me) and balance to title company at closing".
If anyone have that type of contracts, I would very much appreciate that. You may PM me directly.

Since you live in state of Ohio, you are going to need the REAL ESTATE LICENSE before doing any business in Ohio. Just start attending REI meetings in your area and ask around them for help.
