@Senta J. So much for the high recommendation of the "very experienced flipper". Stay focused, cut your losses and try to get your project finished, preferably by someone else. I hope he has at least done quality work because if he hasn't, you may have trouble finding another contractor to take over, as no one likes to inherit a mess. Good luck.

I don't like the 'cookie cutter', 'paint by numbers' approach to home renovation. I think selections should be made based on the particulars of the house, i.e. style, age, lighting, layout, etc.
Regardless of price-point, I think it always best to take the extra time & effort to create a home that is beautiful and unique for the buyer. And I think that extra time spent ultimately yields better financial returns as you develop a reputation for producing quality homes.

@Chris Lidfeldt You should consult a CPA or tax attorney. I think if you buy a property with the intent of selling it, it is not a Capital Gain, rather it is considered Ordinary Income.

I think you should be thankful! No offense but you seem to lack the requisite experience to tackle a project of this complexity and magnitude. And even if you did have it, a 350K ARV is not high enough to reward all the associated risks and effort. I understand the temptation though! :)

@Laura Turner It's your house; you can rent it to whomever you like. Apart from the lease, it's no different than any other relationship i.e. If it's not working, it's not working. Do what you need to do and move on.
I never show a house until it's vacant and I've had time to clean it up. I don't feel right showing it in a less than clean condition and I also don't want to inconvenience the current tenant.

Why do you have your tenant doing repair work? I think that's a very bad idea.
As it stands, I would pay him only for the work he was authorized to do.

@Heath Thomas Jr It could be any number of things but the bottom line is: they don't seem very interested in the job so just find someone else.
If you are experiencing this regularly with numerous contractors than perhaps you're doing something wrong. You may be coming across as unserious, or unclear on what you want, etc. That's something to consider.
