@Joel Owens What would you say is a sound estimate of capital needed between exp, closing, reserves, etc, to be comfortable with moving forward on a 5+ unit apartment building. (Under the condition that it is seller financed)

Thanks for the input everyone. I do have reserves that I can work with, but was looking to invest that capital elsewhere. @Anthony Gayden I think the 4 unit start up would be a good route to take. For the FHA loans are you saying that if the asset is 100% occupied upon my purchasing, that would be a possibility? Also how do you determine if the FHA loan is feasible in your market or is it just a matter of applying?

I'm looking to get into my first apartment acquisition hopefully 5-10 units to start. What is the best route for financing with a small downpayment (10-15k,) but very high credit score?

I have been using Icontact.com to e-mail my wholesale deals to my buyers list, but on average the reports say it is only reaching around 35-40% of my contacts on the list. Several times I've spoken to buyers on the phone and they said they never received my flyers. Does anyone have a better marketing service with a higher response rate? Thanks!

What's the best site for obtaining absentee owners to start direct mailing campaigns.....Listsource, Directmail.com, or Listability??

Michael Quarles I see number 1) being very useful. Can you go more into depth about number 2) I don't exactly understand the process and what that does to help me discover information about the owner of the vacant property
