Depending on what area you live in, it might be a good idea for you to attend some BP events.
I am a newbie myself and just joined BP last year. I found and try to attend the local BP event. There is a South LA BP meeting that meets 3rd Saturday of the month. @Christina Ortega Welcome to BP! I am managing a "Beach House" in the Oxnard area recently and doing some repairs currently so have connected with some BP contacts in the area. BP is a friendly place to get started.
Please keep in touch, as me and probably others are interested in hearing about off market properties.
I am a newbie as well, but started with watching all the BP webinars I could and listening to the podcasts.

Thanks @Account Closed I agree, my wife and I were just talking tonight about should we try OOS again or start here in LA where we can be involved more. I will work on all this too.

My company is needing to replace 90% of the windows in an old 16 unit apartment building. This is after a city inspector came by.

@Chris Laux Welcome! I am a newbie too and a bit east of you, have you tried to attend the local BP meetings? I go to the "South LA BP Meetup". We just had one on Saturday and I met some wholesalers there. Those are great places to network and meet others. @Brandon Foster & @KJ L. are the organizers.
I think I have seen some talk here of a meet up in Culver City or Santa Monica. Others may know more as I have not attended any of those ones yet.

I am fairly new to BP, joined in Sept 2018. But realized I never posted a new member intro. So here it is!
I first heard of BP through a random YouTube video. Someone was recommending @Brandon Turner 's book, "The Book On Rental Property Investing". So I bought it and started reading it this past summer. Then started listening to podcasts and searching the BP website since Sept. I have also been to about 4 local BP events this fall and met some great people there. Recently just bought 3 more books and just finished the "How to Invest in Real Estate" book. So great!
I am not a total REI newbie, as have done about 4 small partnerships with some more experienced friends, started about 12 years ago. Sadly haven't made any real good money, and currently, negative cash flowing and looking to sell the remaining 2 properties. A townhouse in Noblesville, IN and a duplex with commercial garage in Chester, PA.
I am wanting to seriously get back into REI for myself and start preparing for FI and retirement hopefully in the next 10-15 years.
After reading the books and also the 7 Years to 7 figure wealth, I am interested in investing in some small multifamily units. I also am very interested in the BRRRR method that Brandon talks so much about on the podcasts and webinars. And yes, still open to long distance rentals but with great cash flow this time.
I am open to your advice and suggestions, and thank you in advance!
