We have 1 old rental OOS and now starting to look into more rental investments in the same area. We just got a new Property Manager for our property who is also a realtor and her husband is a GC. In building our new "core four" for looking for future properties is this a win-win or a red flag to have 3 of the 4 core team members in the same person/family?
What would you do?
Is it wiser to get 4 totally different people who aren't related or have any connection to each other?

No, not really any wrongdoing. Mainly lack of communication. but yes, we are looking for a replacement first. We don't have a contract that I know of.
Should have fired him months or years ago. :(

We are needing to fire our Property Manager (PM) ASAP.
We have had them for many years, and don't have any official contract with them, or at least a written one that I know of. Is there any fast rules on how much notice we need to give them?
Would it be 30 days? OR shorter?
Also, we don't have our new PM nailed down yet either. I assume it would be wise to get that set up before firing the old one right?

@Chris Sparrow Welcome to BP!
I feel like a newbie myself still too. Tho I have invested OOS (out of state) with partners and found BP just about a year ago.
Have you gone to any meet ups or BP REI events? I know you are a little further away but I know of some near DTLA. I attend the South LA one on 3rd Saturdays when I can.
But those are great places to get info and friends as well.
