good place to start is to attend a meet up event.  Depends on what area you live, there are a number of events in LA.    Lots of good people there to talk to.

Yes, all our past RE investments (5) so far have either been OOS (Out of State) or many hours drive away.  They have all been with a group or with partnerships. 
Moving forward, yes, I am still interested in investing OOS but yes, I would do my due diligence and I think I would take a trip out there to see it in person this time.

@Sydne Gutierrez   welcome to BP.   Depends on where you are in LA, yes, there are meetups all over.  I was just at the South LA BP event this morning.  It is a great "family" group of people with similar interests.  Also there is one in Santa Monica, and Pasadena and a few new upcoming ones in new areas.

Sorry not much specific advice, since I am a newbie myself.  But I am from LA as well and the best advice is what you seem to be doing.  Listen to all BP podcasts and webinars.  But come out to some BP events or meetups.  I go to the South LA one, it is on the 3rd Saturday of the month.  They have a Facebook page.

I am in Los Angeles, so can imagine how the winter weather is in Indiana right now.    Just curious if that affects real estate sales or not.  And I know families will have kids in school and may not want to buy and move during this season.  So may wait until March or April.

I am a newbie myself and started trying to build relationships with locals, by attending the local BP meetings.  The one I have gone to is in South LA.  I am sure there are others closer to you maybe.

My partner and I have an OOS 14-year-old (2005) townhouse (3/2.5) that we are wanting to sell.

It is in Noblesville, IN (North of Indianapolis)

Are there any local people there know if now would be a good time to try to list this?  OR wait till summer?

I am open to thoughts,

We have an OOS property and the property manager is supposed to deposit the rent on the 10th of the month.  

How quick is your rental income deposited?  I didn't realize that the rent deposited in the previous month.

From my PM. "Each month the owner draw is for the previous month. For example, by December 10th we’ll have Deposited your owner draw for November income."

Is this normal?
