My mindset is to protection through an umbrella policy. Many of my assets are wound up in my portfolio which is pretty well leveraged right now. Maybe in the future when more of my assets are equity a switch to an LLC will be made, but for now the Umbrella policy is dirt cheap and does the job.

@Fahad Siddiqui yes this is definitely a possibility. Would always get things in writing. Get a move out contract signed with the current tenant. There has to be a motivator in the contract to move out by a specified date like a fee. This will reduce the amount of headache you have with getting the current tenant out, making the necessary repairs, and getting the next tenants in. 

In my short time as a property owner and manager I learned that in writing is always the best method, and if there aren’t rules and consequences that are followed to a T then there will be issue!

Looking to pickup a few or possibly many used washers and dryers to rent back to tenants. Does anyone have and preferred vendors near or in the surrounding Greater Lansing area that you would suggest doing business with? Any and all thoughts are truly appreciated.

The Midwest is a great market to invest in if you want to cash flow. It’s great for both cash flow and for steady income because it fluctuation rate is little in comparison due to its relative diverse income and lower GDP. Hi @Mark Frattini this is pretty close to what we do, but do a refundable deposit. This gives the tenant motivation to try and keep the pet from destroying the property.

@Luke Capozzoli hi Luke some great areas in Michigan where you could not only buy a house but possible two and get 10-13% return on your investment. Definitely give Michigan a good hard look as it is a great state for owners and tenant laws, and also becoming a very desirable area to live because of Grand Rapids and Detroit’s booming employment.
