Im looking for an online payment service that will allow my tenants to pay me directly. I’ve been using Retalutions but got really bad feedbacks from my tenants. None of them managed to use this service.

Hi,
I have a family member that wanted me to buy for him an investment property as he know I have several myself. He doesn’t want to do any work so ill have to buy, rehab and manage it for him. All of that for a commission I need to think of. As all of the properties I previously bought are my own, im not sure what kind of commission I should take. I thought of a small percentage of sweat equity and a small percentage of the purchase price. Any thoughts?

I did refinanced the property and the process went smooth. No more Lima one capital for me.... with this kind of service they will eventually be out of business.

Hey DC-they chose the slowest appraisal company in the region and they just weren’t in a rush to close. They have pushed my closing day constantly and then when I finally thought we are done they wanted the slow appraisal company to confirm my rehab, which they should have asked for in the beginning. No issue with title, insurance etc… purely not investor friendly lender.

I had a horrible experience with Lima One Capital. They've wasted 3 months of my time and took the term unprofessional to the next level. I have a property that I bought for cash, rehabbed and rented. Almost the perfect Brandon's BRRRR. The cash out refinance process took 3 months with them! a day before the closing they decided that the appraisal needs to confirm my rehab. Obviously he said that it is out of his scope to confirm or deny. They offered to refinance my property according to the value that I bought it for and not the current value, which needless to say is a joke. Very unprofessional lender!
